Construction of mega Primark Distribution Centre to commence at Industrial Estate Borchwerf II

ROOSENDAAL –  The construction of the new nine hectare Primark distribution centre at the Borchwerf II Industrial Estate in The Netherlands is due to start on Thursday 3. September 2015. The Irish company will be using the site to distribute its fashion products and lifestyle accessories to among other locations the Benelux countries and Northern France. The distribution centre will be operational from mid-2016. Primark was founded in June 1969 in the Republic of Ireland and is one of the largest clothing retailers in Europe. It has 278 stores in Europe. The Company employs 54,000 people in the UK, Republic of Ireland, Spain, Portugal, Germany, the Netherlands, Belgium, Austria and France. Primark’s organic growth reflects investments in buying, merchandising and constantly refreshing the stores to ensure they are exciting places to shop. Primark’s range includes womenswear, lingerie, childrenswear, menswear, footwear, accessories, hosiery and homeware.

Developing for Primark at a sixteen hectare site
Logistics Capital Partners (LCP) has developed the new Primark distribution centre at a sixteen hectare site. LCP specialises in project management and the management of logistics sites in Europe, primarily focussing on the realisation of large warehouses for retail and e-commerce. These are often part of a network of logistics centres in several European countries. Logistics Capital Partners’ Kristof Verstraeten: “This distribution centre is one of the largest in Europe. We have done everything within our power to welcome this new employer to this location, together with Borchwerf II CV, Roosendaal council and REWIN West-Brabant. The height, size and design have made this building quite extraordinary and not one you’ll come across on a daily basis. Above the loading and unloading zone at the front of the building a three floored mezzanine will be realised with a rack system for hanging garments. Due to extra building hight, there’s a 40% extra stocking capacity per square meter in the  zone with the traditional racking systems. The building will be realised with the latest construction techniques and is compliant with the highest standards for building isolation. For the functional building design, we put together our own international expertise with the experience and input of Primark and the Netherlands project team.”

Distribution centre of more than 1 million m³
Stripesarchitects has been involved for the architectural design and Sprangers Bouwbedrijf from Breda has been commissioned by Logistics Capital Partners (LCP) to build the new distribution centre. Sprangers Bouwbedrijf’s Director Ko Nuijten: “We are now starting with the realisation of the first section, which measures almost six hectares and twenty meters in height. This is already more than 1 million cubic meters. Plus a possible other three hectares of twenty meter high units, that can be added at a later stage. The first part is due for completion around June 2016. We are instantly going to get to work and have already emerged a building site on location, together with a complete project team of planners, engineers and AutoCAD draftsmen.”

Ideal location for logistics companies
Alderman Hans Verbraak is very pleased with the arrival of the distribution centre in Roosendaal: “The council will be fully focussed on logistics over the forthcoming years. Roosendaal’s convenient location, excellent facilities and close cooperation with logistics stakeholders means it’s the perfect location for logistics companies. Plus the new distribution centre will also result in approximately 400 new jobs. Primark’s arrival is excellent news for employment in the region.” In 2014 Primark had a revenue of £4,95 billion. The company is part of the London Stock Exchange listed Associated British Foods. The Borchwerf II Industrial Estate attracts large distribution multinationals. It’s located along the main transport route to Southern Europe, right in between Rotterdam and Antwerp with two dedicated access points towards the A17 motorway. For many companies, Borchwerf II is a logistic centred base for the Netherlands, Luxembourg, Belgium and France, reaching out to almost 100 million consumers.
