In the Central part of Western Europe, globally-organized supply chains have been thriving for the last eight years in a high-end environment: since 2005, more than one hundred companies have established themselves at the Borchwerf II Business Area in the Netherlands. As an important gateway to EMEA region, Borchwerf II is surrounded by the maritime and intermodal terminals of the Rotterdam and Antwerp main ports. The footprint of the 275-hectare business area is spacious: approximately half of the area has been sold to companies in construction-ready sites. The other half is used for roads, landscaping, and water.

At this moment, 11 hectares of construction-ready sites are immediately available. For sales, we cooperate closely with a number of international brokers and developers. The Netherlands has a 400-year-old worldwide history of trading, and we take pride in our system of tax regulations and efficient customs service, and also in our healthy labor market. There is an active business area management system and the main European cities are located nearby. If you would like more information, please let us know.

All companies take part in business park management

At the Borchwerf Business Park all companies take part in business area management, that is about the management and maintenance of the public area, the maintenance of all signposts and the collective security of the public area. There are also several collective facilities optionally available, such as a connection to the fiber optic network or the collective purchase of power. The Borchwerf II Business Area has formal safety agreements with regional police. Security cameras are provided, and the images from the surveillance cameras in public areas can be transferred to the control room of the police with a live view. Additionally, mobile surveillance is available.
From the attention to security at Borchwerf Business Park a significant preventive effect appears to occur. It is a plus for many companies that the structured approach of the real estate of Borchwerf Business Park is expected to increase in value.

At the Borchwerf II Business Park, every established company becomes automatically a member of the Cooperative Association of Companies for the Borchwerf Business Park and pays a yearly contribution to this Association. Both the municipalities and the Association have established a special company for the execution of the business area management; this is executed by a PPP non-profit company; all agreements between the partners are based on civil law, not public law. Both the municipalities of Roosendaal and Halderberge pay the PPP park management (non-profit) company for managing and maintaining the public area, including the energy cost of the public lights along the road and 50% of the organization costs of business area management. The Association pays the PPP Business Area Management Company all costs for collective security in the public area, the maintenance of the three-meter green zone of the companies and signposts as well as 50% of the organizational costs of the PPP Business Area Management Company.

The consequence of this approach is that the sustainability of Borchwerf II Business Area will remain at its high level in the future. This means that the value of the company buildings and the building sites can increase over the years. As a result, the property at Business Park Borchwerf can be a good overall investment. Would you like more information? Please let us know.
